Arbor Gardens of Eyota considers expansion

Jay Thompson from ViewPoint Consulting Group presented a Senior Housing Demand Assessment to the Eyota Economic Development Authority (EDA) and the Eyota City Council at a meeting held at Arbor Gardens of Eyota. Arbor Gardens has been performing near capacity with its current 34 independent and assisted living units. The purpose of the study was to determine the number and types of units needed to meet the needs of the area. ViewPoint analysis took in a number of factors including past performance of Arbor Gardens, demand for senior housing, site location and senior housing trends.
“The city and EDA will analyze the report and see what we want to do,” said Eyota City Councilman, Tyrel Clark. According to Clark there is adjacent land available to purchase for expansion. “We want to purchase before we are landlocked,” Clark said. The primary area served by Arbor Gardens includes Elgin Township, Quincy Township, Viola Township, Dover Township, Eyota Township and the cities of Dover and Eyota. The recommendation was for an additional 15 to 21 units with a mix of independent living, assisted living and memory care units. The memory care units would add service in an area not currently offered at Arbor Gardens.
“Because we don’t have memory care currently, people have had to leave because they had the need,” said Joe Loftus, Eyota City Councilman. The recommendation was to offer enhanced assisted living care in any of the assisted living units to avoid resident move-outs to skilled nursing care. ViewPoint also recommended any addition be attached to the existing building to maintain the “small town feel.”
